After carpet company broke a pipe upstairs and flooded the entire kitchen and living room ceiling, Cruz and team came out asap and worked into the night to remove all damage and dry out everywhere. Then they quickly started reconstruction. Everything looks like new now. Communication was great! I hope I never have to use them again but if another situation arises I won’t call any other service

Professional Mold Inspection & Testing

Mold Detection & Testing Experts

Mold is common in Middle Tennessee. The humidity, the rainfall, the older housing stock with crawl spaces, and aging plumbing all of it creates conditions where mold can grow in places you cannot see. Behind walls, under flooring, above ceiling tiles, inside HVAC ductwork, and throughout crawl spaces.

We provide professional mold inspection and testing across Nashville, Murfreesboro, Franklin, Brentwood, Hendersonville, and surrounding communities. We show up, inspect the property, find the moisture sources, test when it makes sense to test, and give you a straight answer about what is going on. If you need remediation, we tell you. If you do not, we tell you that too.

When you should get a mold inspection

Visible mold growth

Any discoloration black, green, gray, or white on walls, ceilings, baseboards, or around windows that does not wipe away easily.

Musty odor

A persistent damp or earthy smell, especially in basements, crawl spaces, bathrooms, laundry areas, or when the HVAC system runs.

Recent water damage

If your home had a leak, flood, or plumbing failure in the past, even if it was dried, mold may have developed in areas that stayed damp too long.

Allergy symptoms that worsen indoors

Sneezing, congestion, itchy eyes, coughing, or respiratory irritation that gets better when you leave the house.

Real estate transaction

Buying or selling a home in Middle Tennessee, a mold inspection can identify problems before they become deal-breakers or post-sale liabilities.

Post-remediation verification

After mold has been removed, clearance testing confirms that the remediation was successful and the air quality is safe.

Crawl space concerns

Standing water, moisture on joists, visible growth on subfloor, or a musty smell rising through the floor.

Mold inspection vs. mold testing

People use these two terms like they mean the same thing. They do not.

Mold Inspection

A visual and instrument-based examination of the property. We use moisture meters, thermal imaging cameras, and direct visual assessment to locate moisture sources, identify areas of concern, and determine whether mold growth is present or likely. An inspection tells you where the problem is and what is causing it.

Mold Testing (Air Sampling)

Laboratory analysis of air samples collected inside and outside the building. Air sampling measures the concentration and types of mold spores in your indoor environment compared to the outdoor baseline. Testing tells you what types of mold are present and whether indoor levels are elevated.

Mold Testing (Surface Sampling)

Physical samples taken from visible growth using tape lifts, swabs, or bulk material collection. Surface testing identifies the specific mold species on a surface and is typically used when species identification affects the remediation approach.
We do not test every property we inspect. Testing is recommended when the inspection findings warrant it when there is suspected growth in areas we cannot fully access, when health concerns are reported, when species identification matters for remediation planning, or when post-remediation clearance verification is needed. We will not sell you a test you do not need.

Our Mold Inspection & Testing Process

Step 1 — Initial Consultation
We start by asking you what you have noticed where you see or smell mold, any water damage history, health symptoms, and concerns. This conversation directs where we focus the inspection.
Step 2 — Visual Inspection
We inspect the entire property, focusing on high-risk areas: bathrooms, kitchens, laundry rooms, basements, crawl spaces, attic, HVAC system, and anywhere with a history of moisture. We are looking for visible growth, water staining, material deterioration, and conditions that promote mold.
Step 3 — Moisture Mapping & Thermal Imaging
Using moisture meters and infrared thermal imaging cameras, we identify moisture behind walls, under flooring, and in ceiling assemblies that is not visible to the eye. Hidden moisture is where hidden mold grows.
Step 4 — Air & Surface Sampling (When Warranted)
If the inspection findings support it, we collect air samples from inside the building and from outside for baseline comparison. Surface samples are taken from suspected growth when species identification is needed. All samples are sent to an accredited third-party laboratory for analysis.
Step 5 — Lab Results & Written Report
You receive a written report that includes our inspection findings, moisture readings, photos, lab results (if samples were taken), and clear recommendations. If remediation is needed, we explain what is involved, what areas are affected, and what it will take to resolve it. If remediation is not needed, we tell you that too.

Frequently Asked Questions

How much does a mold inspection cost?
It depends on the size of the property and whether lab testing is recommended. A standard visual inspection with moisture mapping is the starting point. Lab testing adds to the cost, but we only recommend it when the findings support it. We give you pricing upfront before any work starts.
How long does a mold inspection take?
Most residential inspections run about 1 to 2 hours depending on the size of the house and how many areas need attention. If we collect samples, lab results usually come back within 2 to 5 business days.
Can I see mold, or does it only grow in hidden areas?
Both. You can sometimes see it on walls, ceilings, baseboards, and around windows. But it also grows behind drywall, under flooring, inside ductwork, above ceiling tiles, and in crawl spaces. Places you would never see without professional equipment. That is why moisture mapping and thermal imaging are part of what we do.
What is the difference between mold inspection and mold remediation?
Inspection figures out whether mold is there, where it is, and what is causing it. Remediation is the physical removal and cleanup. You need the inspection first so you know the full scope before anyone starts tearing things apart. We handle both, so there is no gap between finding the problem and fixing it.
Should I get a mold inspection before buying a home?
In Middle Tennessee, yes. Humidity and crawl space moisture make mold common around here, and a general home inspection is not designed to catch it. A pre-purchase mold inspection gives you leverage in negotiations and a clearer picture of what you are buying.
Is black mold more dangerous than other types?
The term "black mold" usually refers to Stachybotrys chartarum, which can produce mycotoxins. But plenty of mold species are black, and how dangerous any of them are depends on the species, the concentration, and the person exposed. Testing tells you what is actually growing, not just what color it is. If you think you have mold, do not try to identify it yourself. Get it tested.
Can mold come back after it has been removed?
It can, if the moisture source is still there. Good remediation addresses both the mold and whatever moisture was feeding it. Post-remediation clearance testing verifies that spore levels are back to normal, and moisture control keeps it from returning.
Do you do post-remediation clearance testing?
Yes. After remediation is finished, we come back and do follow-up air sampling and a visual inspection to confirm that mold levels are back where they should be. Without that test, you are trusting the job was done right with no proof.

Think you might have mold? Let us find out.

You do not need to keep wondering about it. A professional inspection gives you a clear answer. Where the moisture is coming from, whether mold is actually growing, what kind it is, and what to do about it. Call us, and we will set up a time.
